These simple tips will help you sell your house

I place sellers into two categories. There are some who are not in a hurry to make the sale happen. In fact, it won't matter if it takes a year or two or even if the house sells at all. For others; the sale will need to happen right away! I've put together some suggestions for those of you where the sale needs to happen now, where time is of the essence. These suggestions might help to expedite the sale.

- Find a real estate professional with a verifiable track record. A proven track record implies there will be references you can ask for that the agent will quickly and happily supply. A good agent is an invaluable resource. His or her know-how can help make the selling process more effective and even easier on the nerves.

- Fix up your property before you put it on the market. Checking with your agent, getting his/her input can be a valuable resource because you don't want to over do it, but at the same time whatever you do must be adequate. Make sure you work on the outside and the inside. Pay attention to clutter and even focus on de-cluttering.

- In this market you must set an aggressive beginning price. Price the house too low and you will reduce your profits. Price it too high and you'll frighten off possible buyers. Since you've taken time to interview and choose a good agent, he/she should be able to help direct you with this process.

- Offer a home warranty. Offering coverage up front has been known to facilitate selling homes more quickly and at a better price. Purchasers appreciate knowing they have this coverage after the sale is final. - Be ready to negotiate. Remember, the term "negotiate" really means - win, win! If you and the buyer can compromise on price, sale terms, moving timelines and other negotiating points, then you will have made the home more alluring. You will have created a win, win situation where both you and the new home owners will soon be walking away from the closing table with real satisfaction.
