Veterans: Don't Forget To Inquire About A VA Loan

While I am not a Mortgage Loan Officer and for sure do not work for a Mortgage Company, at the same time I know a potentially good deal when I see one. As a Realtor and a Veteran, I know that for years Veterans were told a VA Loan was not the best deal out there and as a result many of our Military and Veterans used other means to finance their mortgage. I did the same thing myself.

With some Mortgage money fairly tight these days, VA Loans are becoming increasingly more popular again. I would urge you to read the following article for additional information:

Why Should A Veteran Use A VA Loan To Buy A Home?

A Burrows' Thought worth considering: Buying a house involves commitment to the task before you. My definition of commitment is translated inconvenience. Expect the unexpected after you have a contract. Something always develops that you didn't expect to happen. When it does, remain calm and absolutely resolved to see everything through to the end. By the way, this is when you lean on your Realtor.

Upgrading A House Is Important But Don't Over Do It

In our current market, many sellers want to be at the front of the competition when listing their house for sale. In other words, if there are four other houses on the same street for sale, it is not uncommon to want to have the best prepared and priced house. Why not and in fact, it makes a lot of sense to have a well prepared home.

First and foremost, this is a good thing most of the time. For sure you want to price your home attractively and the appearance should be second to none. Having said that please be careful that you don’t over do any renovation or upgrade. If you do, it could end up costing you when you finally have to sign on the dotted line.

Here is an excellent article that you can point your mouse toward in getting more information on upgrades that don’t pay. The article is actually titled, 4 Housing Upgrades That Don’t Pay.

Are You Sure You Understand The Contract?

If there is anything true in purchasing a house, it is this: Not reading the fine print is certainly NOT Better! In fact, failing to read anything you are signing whether it is for a car, 2nd Mortgage or the 1st Mortgage, can lead you to financial ruin. Just ask the thousands and thousands and thousands of people who are loosing their home thru foreclosure because of their failure to interpret and understand the fine print.

As a Real Estate Professional, I have stopped more than one person signing papers for their Mortgage Closing and asked them to take a deep breath and then consider, “Do you really understand what you are about to sign?” The response has sometimes been, “No, but I’m sure its ok”. The fact is it may not be ok and you should know and be aware of everything you are agreeing to do by signing on the dotted line.

Here is the way it often seems to work: Sometimes Closing Agents progress quite fast thru the closing because after all, they do this every day. You shouldn’t hesitate to ask them to slow down, especially if you are a FIRST TIME home buyer. Remember, you are paying for their service. If you feel the closing agent is annoyed or frustrated, ask for someone else to do the closing. You deserve the best professional closer when you are getting ready to invest potentially hundreds of thousands of dollars into you new house.

By the way, I always urge people I work with to consider consulting with an Attorney. This way you can certainly know the ins and outs of what you are going to be agreeing to when you sign on the dotted line.

Try Doing This When Selling Your House

I believe there are two areas of concern that should be addressed by serious house sellers in the Real Estate market. In fact, doing these two things along with competitive pricing can do wonders in helping to produce a buyer for your house.

First, if you have been one of many regular readers of my blogs, then you know that I am a true believer in Home Inspections before listing your house for sale. Having an Inspection by an independent, licensed Home Inspection Company can do several things to aid you in the selling process. Most important to me, is when you have your house inspected and areas of concern develop, you can tend to those corrections, defects, repairs before listing your house.

I’ve discovered that most often the repairs and upgrades are minimal. It can be a loose fitting on the faucet in the shower, a stairway that needs to be made safe or perhaps something simply brought up to code. To have a copy of the inspection available to serious buyers can bring about peace of mind and a higher level of confidence in the seller. You see, for serious buyers, not knowing is not better. They want to know what is real.

Second, purchase a Home Warranty that conveys with the sale of the property. This gives a potential buyer added needed assurance in the purchase of your house. It says, “If something goes wrong, I want you to be able to get it fixed with minimal effort and expense.”

Doing these two things for a purchaser may just help to sell your house faster giving both you and the buyer much needed peace at the end of the day when the selling and buying process is complete.

Something To Consider When Selling Your House

I believe there are two highly important areas that should be addressed by those who are serious about selling their house in this Real Estate market. In fact, doing these two things along with setting the right price can do wonders in helping to produce a buyer for your house.

First, if you have been one of many regular readers of my blogs, then you know that I am a true believer in Home Inspections before listing your house for sale. In this market, having an Inspection by an independent, licensed Home Inspection Company can do several things to aid you in the selling process. Most important to me, is if you have your house inspected and areas of concern develop, you can tend to those corrections, defects, repairs before listing your house. This helps the potential buyer to feel good about their decision to purchase your home. If too many issues arise during the purchaser’s inspection, the buyer is apt to develop a negative feeling about the house.

I’ve discovered that most often repairs and upgrades are minimal. It can be a loose fitting on the faucet in the shower, a stairway that needs to be made safe or perhaps something brought up to code. To have a copy of the inspection available to serious buyers can bring about peace of mind and a higher level of confidence in the seller. You see, for serious buyers, not knowing is not better. They want to know what is real.

Second, purchase a Home Warranty that conveys with the sale of the property. This gives a potential buyer added assurance in the purchase of your house. It says, “If something goes wrong, I want you to be able to get it fixed with minimal effort and expense.”

Doing these two things for a purchaser may just help to sell your house faster giving both you and the buyer much needed peace at the end of the day when the selling and buying process is complete.

Employ These Helpful Showing Tips When Selling Your House

This is truly a great article that would be worth your time to read if you are currently in the process of selling your house. This interesting piece of writing will guide you in some specific things you can do that will expedite the sale of your home. Elizabeth Weintraub is a gifted writer, but more important, she understands how to welcome prospective buyers into your home. Her article is simply the best I’ve read on this subject.

By the way, something that isn’t mentioned as forcibly as I would prefer, is the fact that when Realtors show your house, make sure you the owners get lost! I am a firm believer that homeowners should not be home when their home is being shown. Additionally, the answer is “Yes” that I have printed this blog before. It is worth printing and reading again.

The First Step to Take When Purchasing a House

I am a simple person. Similarly, in Real Estate, I have simple rules that I follow as a Real Estate Agent when working with clients who want to purchase a home. Right at the top of my list is this: Everyone, without exception, MUST be pre-approved for a mortgage (unless they are cash buyers) before I will show them even one house in the Northern Virginia Real Estate market or anywhere in Northern Virginia! Why? When you are pre-approved, you then know how much house you can afford and it also informs the seller that you are a serious buyer. Furthermore, once you have your pre-approval, I will then take you to any house that you want to see; up to the amount the lender has pre-approved you for. It is that simple!

There is a problem though and that is, many people do not understand the mortgage process and as a result are not adequately prepared to go house hunting. Here is a test you can take to find out what you may know or need to learn about securing a mortgage. Basic Mortgage and Loan Quiz - Think you have a grasp of what it takes to get a mortgage or other loan? This quick five-question quiz will let you know.

Sellers - Should You Request An Open House From Your Listing Agent?

I’ve listened to many home sellers, at times, express frustration because their Real Estate Agent prefers to not hold an Open House for them. As a fellow agent, I certainly understand that the worth of holding a house open in some agents eyes is really quite debatable. On the other side of the coin, I for one have sold many homes because of hosting a traditional Open House.

There is good news for frustrated sellers that might actually encourage agents to reconsider this method of marketing. In fact, this news certainly gives us reasons to continue keeping homes that are for sale, open. You can read about it in this article, Marketing Perks of Traditional Open Houses.

I hope you find this writing to be informative.

Preparing Your House To Sell In The Winter

I know some of you who are reading this Blog don’t even want to think about what this Real Estate Agent is referring to in this writing. Here is the truth though. Late fall and the winter season is just around the corner. In fact, Thanksgiving is just a few weeks away. Most people agree that in the more northern parts of these United States, selling a house in the middle of the winter can be a bit more challenging. Some even wonder if it is worth the time to list their house for sale.

My personal experience is that I’ve done very well in the heart of the winter season when it comes to listing and selling property. I’ve personally sold million dollar plus homes in February with the snow flying and 20 degrees for a high temperature in the mid-afternoon was the actual high for the day. So what does it take to prepare your house and then to see a sale actually occur?

If you need to sell your house in the next few months, consider taking four or five minutes to read the following article. It is called: 13 Tips for Selling Your Home in the Winter - When the snow is swirling and would-be buyers are scarce, a few extra steps could make a difference.

Remember, knowledge can be power when endeavoring to sell your home. If I can help you in this process, please do not hesitate to Write or Phone me.

Selling Your House? The Following 943 Words Could Save You A Lot Of Time, Money And Even The Deal

I know of a couple in another state that employed a contractor to remodel their basement. The contractor worked for several weeks always making a minimum amount of noise, picking up after him self, and seemingly using the best in materials. When he was finished, the job looked perfect. The air conditioning functioned well; the drywall and paint that had been applied looked wonderful; there were plenty of electrical sockets to plug in to. Carpeting, tile, bedroom and bathroom seemed flawless. In fact, the couple lived there another year, found another home, purchased it and moved in. Then they put there home up for sale. It all happened precisely in the order just stated.

The housing market had been moving very slowly, so they waited for an offer - one month, two, three, and four passed by and no one had even walked thru. Finally during the fifth month of their listing they had a walk thru and shortly after, an offer for only $5,000 less than they were asking with NO additional money to be given the buyers out of the seller’s pockets. Knowing they were in the midst of a major recession and fortunate to even have an offer, the sellers were thrilled and celebrated with dinner out that night after they made the offer a Contract.

On day ten of the Home Inspection contingency, the buyer’s inspector came out to the house. Everything passed with flying colors except, you got it, the basement. It wasn’t the quality of work, it was that the contractor hadn’t been licensed that they had employed for their lower level (although the couple thought he was) and as a result hadn’t acquired ONE permit!!! He hadn’t gotten a plumbing permit, electrical, air conditioning or any other kind of permit. The buyer had wanted to close in 21 days but it took 40 days and a lot of money to undo what the contractor had done and acquire the needed county and city permits. The young couple nearly lost the deal. In reality, they were fortunate that it closed at all.

What do we learn from the above story as home owners? When employing a contractor ask six questions:

  1. Are you licensed?
  2. May I see your license?
  3. Do you have references?
  4. Is it you or me that secures the necessary permits?
  5. What about insurance coverage on you and your employees?
  6. May I see proof of your insurance coverage?

By the way, a sharp realtor®, when he/she takes your listing will always ask about improvements, permits, liens, etc…. in reference to your house. These issues if they are going to surface should be dealt with before you receive the offer, not after and while you are in the midst of a contract.

Sellers Must Be Careful To NOT Lose The Negotiating Edge

I’ve sometimes been amazed at what sellers share with prospective buyers as to their reasons for moving when purchasers are touring their home. In fact, I believe when sellers share too much, they without knowing give prospective buyers an unfair negotiating advantage. If the buyer believes the seller has to sell, in other words is desperate to sell, you can bet on the fact they will offer less than they would have otherwise. A seasoned Realtor knows this to be true.

An experienced Realtor will coach their seller as to what and what not to say. Perhaps they will even urge their sellers to go have a cup of coffee at the neighborhood coffee shop while their home is being toured. A seller’s failure to listen could cost him/her big bucks! Here is a link to follow about why sellers need to place a guard over their tongue. Mum's the Word on Why You're Selling - Revealing your motivation to sell your home almost always gives the buyer a strong negotiating advantage, warns Steve McLinden.

I urge all sellers to let your Realtor sell your house. In all probability, your agent understands the negotiating process, including what and what not to say while endeavoring to strike a deal.

What You Should Know About Condo Insurance

I am always looking for useful information on a variety of topics. This includes the topic of insuring your home. In the Fairfax Va Real Estate area, there are many questions to consider. How much should I expect to pay for my Townhouse Insurance? What is the difference between insuring a single family home and a condo? Does purchasing a multiple dwelling type condo perhaps with 24 units enclosed differ from buying a Condo with 12 units? The list can go on and on of very reasonable questions.

I was reading inside Money Central a while back and came across this article specifically dealing with Condo Insurance. Take a moment, read, digest and then you decide what is best in your circumstance. The title is: Insurance Worries For Condo Owners.
